What are floorplan services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, a certified appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they mark the layout of the rooms and other features, like stairs, patios, and fireplaces. They might sketch out the property. Then, the appraiser develops a report and detailed sketch showing the total area of the house and the overall layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services required?

Property tax records frequently reflect incorrect square footage because the values can come from various sources, and occasionally go unproven — meaning you may be taxed for more square footage than you actually own!
